Types of Inspections/Reports

FULL INSPECTION:

With a full inspection we do a full walk-through of the exterior and interior of the property. We take photos of the front, back and street, and we measure the gross living area of the dwelling. We also take photos of each of the interior rooms and take note of amenities, upgrades, remodels, obvious moderate to major repair issues, and the overall condition of the property. This is the most accurate and in-depth type of inspection which typically is the most accurate in terms of our opinion of value.

"ENHANCED" EXTERIOR-ONLY (Covid Safe):

With an "enhanced exterior-only inspection we drive to the property and take exterior photos of the front of the property and street. We also take notes regarding any amenities, upgrading or improvement to the front exterior. Instead of doing a walk-through of the interior of the dwelling, we provide the client a list of interior photos that we need for the report. The client or representative (relative, tenant, etc.), then emails us the photos. We then prepare our report with the provided information. This type of inspection can be less accurate only because we are not in the house to personally observe the amenities and condition. This is still a good way to provide an appraisal with no worries about transmitting or receiving the Covid virus. This method is typically I.R.S acceptable for estate/date of death appraisals. This type of inspection and report is somewhat less costly than a full inspection.

EXTERIOR-ONLY (Covid Safe):

Similar to the "enhanced" exterior-only inspection above, however, the client does not email us photos. We drive to the property as above, however, we merely ask the client (via telephone, text, or email), a few questions about amenities and condition. This is typically the least accurate of the three types of inspections. However, it is also Covid safe and it is also typically acceptable to the I.R.S. for estate/date of death appraisals. This type of inspection and report is somewhat less costly than the enhanced exterior-only inspection.

DESKTOP (Covid Safe):

A desktop appraisal is done completely from our office desk. We do not visit the property. We ask the client for basic information regarding amenities and condition and we locate any additional information online to prepare the report. This is the least costly type of report and typically the least accurate. However, it is often accurate enough for those needing a "ballpark" opinion of value.
