Limited Appraisals during Shelter-in-Place

  • Exterior-Only (Drive-by) Appraisals 

Instead of us entering the house and taking photos, notes and measurements, an exterior-only inspection consists of us driving up to the curb of the property. We take a photo of the front and also take notes regarding exterior building materials, amenities, and condition. We then research online information such as public tax records, MLS listings if available, satellite maps, and any other information about the property that we can find. With the above personally observed and online information we then make what is referred to as "extraordinary assumptions" in order to complete the information. These assumptions are beliefs or expectations regarding the information that we have not been able to see for ourselves. We then value the property just as we normally would by comparing the information we obtained with the comparable properties that we typically use in a standard full appraisal.

  • Enhanced Exterior-Only (Drive-by) Appraisals 

The basic concept is the same as the above description of an exterior-only appraisal. However, the enhanced version includes some assistance from you, the client. With the standard exterior-only appraisal, we make extraordinary assumptions as described above. With the enhanced version we ask that you provide us certain information. This would typically include answering a number of questions that we would ask you, along with several photographs that you would email to us. The questions would inquire about building materials used in the kitchen, bathrooms, etc., amenities/upgrades, condition, etc. The photos would include exterior and interior photos. As we would have not personally observed most of this, there is still some extraordinary assumptions made, however, we have a much better understanding of the property and, therefore, a much better understanding of the property's value. â€‹

During the state-wide shelter-in-place order we will not be performing full appraisal inspections and meeting with clients. This is in order to be in compliance with the shelter-in-place order as well as protecting both you and ourselves from social interaction and possible virus transmission.
